We were able to create usable space in an 1886 West Philly home.

 

This project was unlike any we’ve done before. We added a powder room, a dining room, and a vestibule in about 60 square feet.

This was one was heavily driven by some very creative architectural work, with a plenty of engineering and problem solving done in the field. in about 60 square feet, we were able to provide a dining room, second bathroom, and enclosed vestibule. We also notices unsafe condition caused by previous alterations and worked with an engineer to come up with a permanent fix. We self-performed the structural repairs and were able to keep the schedule moving forward.

We installed a new perimeter-insulated foundation for a rear addition, as well as a monolithic foundation for a totally custom steel and glass vestibule.

Our rear addition was clad in cedar and built around 3 Pella windows. We installed custom fabricated flashing, counter flashing, and drainage planes. The original brick pavers were saved and used for a new walkway at the front of the property. Inside the dining room, we clad the walls with cabinet grade maple, installed mineral wool insulation, an LED light cove, dimmers, an engineered maple floor, and were able to source extinct 12x12 tiles to repair previous patches. We also reconfigured existing cabinetry for a more cohesive flow.

The powder room boasts meticulously exposed brick, a heated floor, new sub-slab plumbing, an intelligent vapor barrier, a reclaimed stained glass transom, and a reclaimed pocket door.

The jewel of this project was the custom steel vestibule. We sourced a reclaimed Hope Steel Door and build a frame around it. We installed a standing seam roof, standing seam siding, copper gutters, 1/2” tempered glass, cedar cladding on the walls and ceiling, a floating walnut bench, a custom walnut shelf, and field designed a custom package door for amazon deliveries.
